An algorithm cannot see the things Tahoe buyers pay for

National valuation models work from square footage, bedroom counts and recent sales. In a mountain resort market, almost everything that moves a price is invisible to them.

The view, and how much of it you keep

A filtered blue glimpse and an unobstructed lake panorama are recorded identically. Buyers do not treat them identically, and neither does a growing stand of pines next door.

Which way the house faces

Southern exposure means a deck that clears in March and a driveway that is not an ice sheet in January. North-facing on the same block can hold snow for weeks longer.

Elevation, access and the plow route

Whether a road is county-maintained, how steep the last hundred yards are, and how a car actually gets there in February are ordinary questions here and absent from every model.

Pier, buoy and shoreline rights

Waterfront access is governed by permits and shared agreements, not lot lines. Two lakefront parcels can carry entirely different rights and entirely different values.

Rental permit status

Whether a home can be rented short-term, and whether that permission survives a sale, changes the pool of buyers who can afford it. Jurisdiction rules differ by street.

Insurability and defensible space

Roof, siding and surrounding vegetation increasingly decide what coverage a buyer can obtain. That gets discovered in escrow, when it costs the most to fix.

Original cabin or full remodel

Two homes built in the same year, one untouched and one taken to the studs, are the same house on paper and nowhere else.

Rental permits do not simply come with the house

In Truckee, short-term rental certificates are capped town-wide, the town runs a waitlist, and a certificate does not transfer to a new owner with the sale. That materially changes who can buy your home and what they will pay for it.

Those models are built on square footage and recent sales. They cannot see your view corridor, your exposure, your winter access, your pier rights or your rental permit status — which in Tahoe is most of what determines the price.
